Fault Reporting

Before getting in touch with Splendid Property with boiler problems please check the following:
- Boiler Pressure – Should sit between 1 and 2 bar.
- Power/Electricity – Make sure there is power going to the boiler.
- Thermostat/timer – make sure that thermostat is turned up and the timer set correctly
- Red light flashing – If a red light is flashing on the front of the boiler, try resetting (or turning off and then back on) the boiler. This sometimes helps, if not get in touch.
- Radiators not heating properly.

Important Information

Flooding – If you experience flooding from upstairs, inform the occupier immediately. Also get contact details of the occupiers and the agent or landlord if it is rented. Please then get in touch with Splendid.

If a neighbor informs you about a leak from your flat, try to establish where it is coming from. Do not use appliance/shower etc until it is fixed. If necessary, please turn off the water off at the mains. Please inform us quickly and provide contact details for the neighbors below.

If out of hours and it is an emergency (i.e. leak which can’t be stopped in your flat) call the emergency number and leave a message or, if someone does not call you back, our 24 hour plumber (G.Lennie 07969 769 153). Leave a message if necessary and someone will call you back.

Blockages – Blockages of individual sinks or lavatories within the property are usually the tenants responsibility; please use a plunger and/or drain cleaner to sort the problem out. If the WC looks like it may overflow, please call us immediately. If you believe the issues are arising due to problems outside the flat please let us know.

Mains Water

If the water in your flat stops working, please check with your neighbors to see if they have the same problem. If all the flats in the stair are without water, please get in touch with Scottish Water 0845 601 8855 as it is their responsibility. If other flats have a water supply, ensure your mains water tap is on before getting in touch with Splendid Property.

Smoke Detectors – If a smoke detector is bleeping every 20 seconds or so, this means that the battery is running low. The replacement of the batteries is your responsibility. Important Information

If all the lights and sockets stop working, check the main RCD switch is in the ON position, if not, you will need to switch it on. If it trips again, please contact us. If only some of the lights/sockets stop working, please check the fuseboard for and switches on the off position and switch them back on. If the circuit trips again, please contact us.

Boiler PressureThe pin on the gauge located on the front of the boiler should sit between 1.0Bar & 1.5 Bar. You can call the boiler helpline if you are unsure of the correct pressure. If less than this, open the filling loop valve (usually a silver flexible pipe) and fill the system until the pin is within this pressure. Always make sure that the filling loop is closed properly after filling.

Radiator bleedingIf you radiators are not getting particularly hot (or cold at the top and hot at the bottom), make sure that air has been taken out of the system by ‘bleeding’ the radiators before getting in touch with Splendid Property. You will need a radiator bleed key (available from any hardware store). TAKE CARE when turning the valve and have a cloth ready to shield your hand and to catch any drops of water which may escape.
Firstly, turn off the heating or you may import more air into the system. Fit the bleed key into the bleed valve and carefully turn it anticlockwise (usually it only needs 1/4 or 1/2 a turn. The air will start escaping with a hissing sound similar to a bicycle tyre. When water begins to dribble out, all air is purged and you can gently return the bleed valve to its previous position. Remember to turn the heating back on and check that there are no leaks from the valve. Finally, top up the boiler if necessary (see ‘Boiler Pressure’).

Chargeable Callouts

It is expected that tenants do basic maintenance/fixes (such as replacing light bulbs and batteries in smoke alarms). Some callouts may be charged to tenants, examples of which are below.

Blockages in filters e.g. coins/hairclips in washing machines or vacuum cleaner blockage
Blockages in pipes e.g. kitchen sink blockage caused by tenants
Pressurising boiler (if tap is available to use)
Replacing Light bulbs
